About us

Vuokrakaista began in 2015 with a single phone call: 30 workers in Varkaus needed proper places to live.

A phone call and a van

In 2014 Janne Immonen was working as a project engineer but wanted something else. So he started investing in apartments through his company Rock Your Day Capital.

By 2015 word had got around that Janne had apartments. A friend called: some people he knew, about 30 of them, were working in Varkaus, but their housing was terrible and they needed proper places to live. Could he pass on Janne’s number? Sure.

The call came soon after. Janne had no idea where to find the apartments, so he offered them his own. The guests were really happy – and the next week 30 more would be arriving. That was when the first apartments were furnished just for this. A proper place was a simple thing even then: a decent bed, clean linen and someone who answers when something is wrong. Janne had already had a hunch he would need a van, so his car had been swapped for one costing a couple of thousand euros. Now it was needed.

Out of that grew a company focused on project accommodation – and soon the idea of a whole building.

A building of his own

Janne had long wanted to own a whole apartment building – it was a dream. Everyone warned him it was far too risky. Then one day he simply decided to buy, without telling anyone, and see what could be done. In October 2017 the deal was signed for the Old Post Office (Vanha Postitalo) in Varkaus – a 1930 building that had stood underused for years. Janne renovated it: first the eaves, windows, heating and drains, then showers and kitchens in the rooms. The first guests moved in in summer 2018.

There were plenty of guests, but running the place was awful. The biggest bottleneck was getting people in: keys, arrival times and a person who had to be there. The hotel managers wore out fast. Something had to change.

Every problem became a system

Janne is an automation engineer from the pulp and paper industry, known to many Finns from the TV show Diili. After weighing the options for a long time, he decided to turn the Post Office into an autonomous hotel: the guest gets a code on their phone and walks in with no reception. When no ready-made solution seemed to exist, he started building it himself.

The systems were finished in March 2020, just before covid, and for a moment it looked like everything would collapse. The old customers disappeared. Then new short-stay guests started coming in online, and by summer the house was full.

A full house brought a new problem: operations were a completely different load, and by autumn Janne was close to burning out. He realised that not everything had been defined yet. That became the way of working we still use: when something goes wrong, it is not patched by hand but fixed so it does not happen again. Instructions, door codes and answers to the most common questions reach the guest automatically, and a person answers when a person is needed.

At the same time Janne built a similar system for Motelli Online in Porvoo.

An exit – and Jyväskylä

Meanwhile, Janne’s project accommodation company was growing. He decided to sell it, and the new owners took over in March 2022. Janne stayed on to run the Old Post Office.

Life soon got boring. In October 2022 Janne bought his first two luxury apartments in Lutakko, Jyväskylä, which became Rahulihomes when they were featured on the TV show Rikkaat ja rahattomat. The apartments are on the edge of Lutakko square, with a direct view of the summer Suomipop festival – one of the reasons Janne wanted exactly these. He also wanted to see whether the Post Office systems would work in apartments and in a bigger city. The start was hard, but in the end the right concept was found: premium apartments. They started filling up, and they set the quality level every property has been pushed towards since.

That same autumn Janne also bought Pankkitalo (the old bank building) in Varkaus.

Tomi joins

The lessons from Jyväskylä went to Varkaus. The Post Office got a major facelift: new furniture, quality beds, kitchenware and many small things guests notice. In the autumn came another big investment: the best automatic locks on the market. They were already the third set of locks, and finally everything worked as it should.

Two buildings in Varkaus and apartments in Jyväskylä were getting to be too much for one person. He meant to take it easier, but what can you do.

Janne’s old friend Tomi Katainen noticed that things were happening again and wanted to join. Tomi designed and furnished the new, cosy apartments at Pankkitalo and took on more and more of the operations. At the same time a five-apartment property opened in a new building in central Jyväskylä.

Korpela and the mill shutdown

In 2025 Janne bought another property in Varkaus, Vuokrakaista Korpela: 23 apartments a couple of hundred metres from the mill gate. Tomi and the team renovated and furnished in a big hurry so the apartments would be ready for the Stora Enso maintenance shutdown at the end of August 2025. More than ten apartments were finished, and all of them filled up.

That has since become a set process: starting up a new property is now something we know how to do fast. For the guests it meant a fully furnished apartment within walking distance of the site – at a couple of weeks’ notice.

Pasi and Deal Siivous

Pasi Karjalainen, another familiar face from Diili, got in touch. He had founded Deal Siivous, a cleaning company, and wanted to take over our cleaning. We started in Jyväskylä, and with Korpela, Deal Siivous took over all cleaning in Varkaus.

This is a principle for us: we don’t try to do everything ourselves to save money. Property maintenance, cleaning and linen service are handled by professionals who do it for a living – and guests notice it every time the door opens.

Today

Our own systems

With a good number of furnished apartments, Janne decided to take the next step: our own systems. Our own cleaning app, our own booking engine and our own guest messaging – built for exactly this job, not adapted from something else.

Many customers still come to us from poor housing: private rentals, or temporary lodgings set up for one project and taken down afterwards, some furnished with second-hand beds. We do it differently. Our properties are permanent, so it pays to put money into furniture, bedding and systems – and keep improving them.

When a crew arrives in Varkaus late in the evening today, everyone has a door code on their phone, the beds are made and the instructions arrived in advance. Nobody waits for a key or calls the person who booked. It is the same thing those 30 workers needed in 2015. It just works now without the van.
